Belfast’s Clarendon Wharf development public consultation now open

Belfast Harbour has officially kicked off its public consultation on the residential development plans for Clarendon Wharf.

First unveiled in September, the plans outline the creation of a sustainable, vibrant and connected city centre neighbourhood within the Belfast Harbour Estate, boasting over 10 acres of public realm.

The proposed development aims to breathe new life into an underutilised section of the waterfront, with plans to deliver up to 600 homes, including social and affordable housing. The scheme also includes a diverse mix of cafes, shops, leisure and community spaces, a hotel and an aparthotel.

Furthermore, the project seeks to restore the historic dry docks, introducing new walking and cycling routes, a public square and streets that reconnect the waterfront to the city centre and surrounding communities.

Belfast Harbour is inviting the public to a consultation event at City Quays 3, Clarendon Road, BT1 3FE on Thursday 6th November from 3pm to 9pm. Here, tenants, neighbours and other interested parties can learn more about the scheme and respond to the consultation.

The Clarendon Wharf development represents a crucial milestone in Belfast Harbour’s ‘Advance Regional Prosperity’ Strategy 2025-29, through which it seeks to deliver sustainable and inclusive living and working spaces, whilst driving forward the city’s expansion. Operating as a Trust Port, Belfast Harbour channels all post-tax profits back into the port and harbour estate, having already committed £130m towards regenerating the city’s waterfront via its flagship City Quays development.

Clarendon Wharf signifies the subsequent stage in this regeneration and features prominently in Belfast Harbour’s draft 2050 Masterplan, which opens for public consultation on 19th November for an eight-week period.

Joe O’Neill, Chief Executive of Belfast Harbour said: “We’re excited to launch the public consultation on our Clarendon Wharf development and are looking forward to hearing what our tenants and neighbours think of the proposed plans. Clarendon Wharf is currently an underused section of the Harbour Estate, with a lot of untapped potential, and this is truly a once in a generation residential development to meet the city’s growing housing need.

“We stand ready to meet that need but our plans for transformational investments, including Clarendon Wharf, rely on the reclassification of our accounting status. A process to enable this is currently awaiting approval from the NI Executive.

“With this change, we can retain our Trust Port status while increasing our borrowing capacity to prudently grow our investments. This will inject much-needed capital into the economy without drawing on public funds, allowing us to create a thriving, sustainable neighbourhood with tourism, recreation and leisure facilities and shared spaces for everyone.”
