Plans to transform the site of a controversial bonfire in Derry into a mixed-use development have been given the green light.
Meenan Square in the city’s Bogside area is a currently vacant site where an annual bonfire linked to dissident republicans has been held in recent years.
A long-anticipated redevelopment project, supported by The Executive Office’s Urban Villages Initiative, was approved by Derry City and Strabane District Council’s planning committee on Wednesday, November 5.

The £12 million redevelopment will have a residential element, delivered through a local application, as well as a mixed-use element which includes new commercial units, office spaces and a dedicated community hub. Council approval covers both elements of the scheme.
The decision represents a major milestone in years of collaboration between the local community, government partners, and the applicant team to revitalise and re-establish the area as a thriving community.
First Minister, Michelle O’Neill said: “This is a landmark day for the city of Derry. Today’s decision is about the future, one built on regeneration, opportunity and community pride.
“This investment will deliver much needed modern facilities, support local jobs, and create a shared space that reflects the resilience and spirit of the city.”
Deputy First Minister, Emma Little-Pengelly MLA, added: “The Meenan Square project shows what can be achieved when government, housing providers and communities work together. Through the Urban Villages Initiative, we are investing in people and places, helping to transform neighbourhoods.”
Sheena McCallion, Chief Executive of Apex Housing Association, commented: “Apex is proud to have secured the planning approval for the transformation of Meenan Square.
“This project will restore a key focal point in the Bogside with new homes, community, youth and commercial spaces designed to serve and support local residents for generations to come. We’re particularly excited about the inclusion of critically needed new homes within the city.”

The applicants have been supported by GM Design Associates acting as the Project Architects, and Turley, providing independent Planning & Strategic Communication advice and services.
The development is expected to begin construction in 2026.
